For some, it is space. For others, it is safety, time with family, or a home that grows with every chapter of life. At Steyn City, it is increasingly all of these at once, and a new wave of buyers has noticed.

Wealth intelligence firm New World Wealth named Steyn City one of the top 10 lifestyle estates in the world in both 2021 and 2023. The latest property data shows why its appeal keeps growing.

A community that is being renewed

According to LOOM's October 2026 area report, around 43% of Steyn City owners bought in the last two years. At the same time, about a quarter have owned for more than eight years. That mix tells a clear story: long-term residents are staying, while a fresh generation of buyers is moving in.

Who's buying

  • The core market is established: 80% of recent buyers are aged 36 to 65 (82 of 102), and most of them are choosing freehold homes.
  • The youngest and oldest buyers both prefer apartments. Buyers under 35 bought 7 apartments and 5 houses, while buyers over 65 bought 6 apartments and 2 houses. For first-time buyers and downsizers alike, lock-up-and-go living within a secure estate is the draw.
  • Older owners favour apartments too: among current owners over 65, more own apartments than houses (20 vs 11). Senior Village is built for exactly this market.

The numbers behind the appeal

Between August 2023 and August 2026, 233 properties worth R1.49 billion were registered at Steyn City, roughly one sale every five days (Deeds Office data via LOOM).

LOOM's current median value estimates for the estate:

The top end is moving. Between July and September 2026 alone, three freehold sales of R22 million or more were registered, including R28.75 million in River View and R26 million in The Village.

The City Centre is coming to life. Nine City Centre apartments were registered to new owners between July and September 2026 as the flagship development nears completion.

Senior Village: downsize the admin, not the life

Steyn City's newest addition is dedicated retirement living inside the City Centre. Senior Village is exclusively for residents aged 60+ and is available for immediate occupation.

  • 100 apartment homes, from one to four bedrooms (67m² to 360m²), with life rights from R1.9m.
  • The Life Right model: no VAT or transfer duty. Rates, taxes and external maintenance are carried by Steyn City. When the life right ends, the maximum deduction is 25%, repaid within six months, even if the unit has not yet been resold.
  • TOTALCARE: licensed nurses on site 24/7, home-based care of one to 12 hours a day, and a 23-bed care centre with round-the-clock nursing.
  • Lifestyle: a Hydro Centre with a heated, wheelchair-accessible pool, sauna, steam room and fitness centre, plus the Sky Bar & Lounge and Paputzis restaurant.

With owners over 65 already choosing apartments over houses, Senior Village gives families a way to keep three generations within the same secure parkland.

Live, work and unwind without leaving the estate

  • A car-free City Centre: the precinct is fully pedestrianised, with parking for 2,000 vehicles underground. It has its own water reservoir and generators, so life carries on when the city stops.
  • Steyn City Hotel by Saxon: opened in November 2024, with 50 luxury serviced apartments. A member of The Leading Hotels of the World.
  • Saxon Spa Steyn City: a two-floor, 1,400m² spa (around R56 million invested), open to residents.
  • Spaces at Capital Park: private offices, co-working and meeting rooms. Your commute becomes a walk through the park.
  • Championship golf: the Nicklaus Design course is ranked number 16 in South Africa, with membership limited to 220. It hosted Africa's first LIV Golf event in March 2026, with more than 100,000 tickets sold, and returns as host in 2027.
  • 2,000 acres to explore: a 300m clear-water lagoon, a 50km mountain bike trail, a 45km promenade, an equestrian centre with an Olympic-size arena, and Steyn City School from Early Learning to matric.

Peace of mind, by design

None of this works without security, and it remains one of the estate's strongest drawcards:

  • Biometric access control at the gates, with a triple biometric layer in the City Centre.
  • A 24/7 security nerve centre, infrared cameras, perimeter security and round-the-clock patrols.
  • Screening: purchasers complete crime and credit checks, and all domestic workers, gardeners and au pairs are registered and vetted through the Steyn City Management Association.
  • Emergency readiness: an on-site fire vehicle and ambulance, with air evacuation via the estate helistop.
